One of my clients asked for a Market survey on Brentwood Tn. He is using our MLS search Engine www.NashvilleHomeSearcher.com to look for a Luxury Home in Brentwood.

We pulled this report for high- end Brentwood TN homes in the $550,00+range. That range of homes was very quiet just 6 months ago- Not Anymore!

Brentwood High-End Home Sales- April through July 2010

Actually 2 of the Active Properties are “Under Contract”. That means out of 22 properties 14 have gone under contract or closed in the last 90 Days!

Leaving just 8 homes available or less than a 2 month Supply.

BonBrook neighborhood lead all others with 2 closings, one under contract. That’s an average of one home per month selling in BonBrook. The number 2 neighborhood for Brentwood Tn home sales was Inglehame Farms with 1 closing and 1 home under contract.

By now you probably know that Mt. Juliet leads all of Tennessee in sales of New Homes. Mt. Juliet is rated #29 in the USA for new homes sales. And we all know that Providence leads Mt. Juliet in the sale of thse new homes.

But did you know that Mt. Juliet is also among the leaders in Tennessee for sales of existing homes?

And what neighborhood leads Mt. Juliet? If you guessed Willoughby Station you were right. Since May 1 Willoughby Station accounts for more than 10% of existing home sales in Mt. Juliet.

But even more important, Since May 1, there have been 13 homes to sell or go under contract in Willoughby Station. That’s more than 1/3 of the 36 homes that were available in just 5 weeks.

May New Home Sales Down? Not in Mt. Juliet

May sales of new homes in Mt. Juliet were actually UP by 2.5% over April.

Here are the stats:

So, 37 units in April and 38 in May. The demand for new homes in Mt. Juliet continues. All this shows is that national statistics don’t tell the whole story. Every neighborhood is different.

Mount Juliet Home Prices Rebound, Outperforming Hendersonville, TN

Mt. Juliet Home Prices are on the rebound and outperforming Hendersonville. One year ago Hendersonville home prices were $20,000 above Mt. Juliet. Now it appears that Mt. Juliet home prices have caught up. In this latest Nashville Market Report, Mt. Juliet homes appear to be just $2,000 below the Hendersonville Median Price.

As you can see from the chart, both Mt. Juliet and Hendersonville home values are below where they were 1 year ago. But they appear to have hit bottom in May and are now moving upward.

Although both area are trending up Mt. Juliet is outperforming Hendersonville in the rebound. Part of this is because Mt. Juliet homes did not lose as much value. But there are two points to be made here.

1. The rebound in home values started sooner in Mt. Juliet. Home prices began to rise about 6 weeks before Hendersonville.

2. The rebound is clearly stronger for Mt. Juliet Home values over Hendersonville. At this rate Mt. Juliet Homes will e more expensive than homes in Hendersonville within a few months.

Our clients from Atlanta just closed on this new home in Hathorne Valley here in Mount Juliet.

The origional list price was $339,000.

We paid $280,000! with 5% Mortgage

The house has 1/2 acre lot, 2800 sq.ft. , incredible floor plan and we even negotiated all stainless appliances including a Double Oven! I’m not kidding!

How? We went at the Builder and their agent with solid marketing stats, we showed them that there was no way they were gonna get their asking price. We also let them know our buyer was solid and was serious. We won. Thats it.

Cambridge Woods & Cambridge Crossing, Historic Mt. Juliet Community in Demand

Historic Cambridge Woods and Cambridge Crossing, Mt. Juliet Communities in Demand. Almost 160 years ago Richard Smith started a farm in Mt. Juliet. Mr. Smith had formerly been the overseer of the Hermitage, President Andrew Jackson’s nearby farm.

Mt.Juliet Historic Community

Over the years this farm became known as the Gillion Smith farm. Today where that farm existed we have the Mt. Juliet communities of Cambridge Woods and Cambridge Crossing.
These two neighborhoods of just 75 homes are distinguished by their unusual yards and custom homes.

Many of the homes back up to the valley that ran through the original farm. There you’ll find deer and foxes, passing trough in the mornings and evenings. Hawks are common too.

Other homes are part of the remaining wooded areas of the farm which were never cleared. Taken together these homes have some of the most distinctive lots in Mt. Juliet or Wilson County.

Home sales in Cambridge Woods. Mt. Juliet, are limited to the few home owners who occasionally leave. There is always a strong demand for these neighborhoods and so listing do not last long.

Today there are just 3 homes available for sale in both Cambridge communities. There have been 3 sales in the last 4 months, one home selling every 6 weeks.

The Cambridge communities are located just off North Greenhill rd. in Mt. Juliet, just about 3/4 of a mile before it meets Saundersville Rd. near Lake View Elementary School.

A ride through the community is a great way to appreciate this historic neighborhood.
